4 Myths About Working With A Buyer's Agent

That's problem with home search websites.

Back when I was a real estate investor (before I became a Realtor), my biggest challenge was finding an agent who would actively find me properties to buy. They'd just email a few homes for sale a couple of times a week.


Most of the time I ended up finding houses on my own. It was really frustrating. I thought, "isn't that how they get paid? Finding houses for clients?"


Then I discovered why.


They were working with so many other buyers they just didn't have the time to do a Proactive Home Search.


So instead, they set up a search using some basic criteria (budget, zip code, etc.) and let an algorithm and some emails do the rest.

I guess it was just a numbers game to them. Out of the hundreds of emails they sent every day, someone was bound to like something.

The seller pays the entire commission. You pay me nothing.

Showing homes is a small part of my job. The real work starts with the offer. I oversee the whole process, from negotiation to contract, to inspection, to renegotiation (when an inspection uncovers an issue that needs to be repaired), solving all of the small and large problems along the way.

The listing agent works for the seller, not you. And while they'll be glad to present your offer, their job is to get the highest price for the seller, not the lowest price for you. Getting you the best price, that's my job.
